1. If the rent is defaulted in the lease term, the overdue fine must be paid as as per day. If the defaulte is more than half of the month, the first party has theright to terminate the contract and regain the apartment , and to get all the owed rent and overdue fine back.
2. The second party should not conduct the illegal activities. If it has happened , the first
party has theright to terminate the contract, and the gurantee deposite paid by the second party will be the liquidated damage to accepte by the first party. All the responsibility and liability of civil , economic and law arised by the illegal activities of the second party will be borned by the second party and no any liability and responsibility for the first party.

Party B has to return the house to Party A in time at the end of the lease. if Party B wants to continue the contract, there should be a negotiation with Party A half a month in advance. under the same conditions, Party B has the priority in leasing. when Party B quits using the house at the end of the lease, the furniture left can be seen as waste material by Party A, and Party A has the right to deal with. there should be no objection by Party B.
